      An Impartial Review of the St. Regis Residences Sunny Isles Beach

      This article aims to provide an independent review of the St. Regis Residences in Sunny Isles Beach. In addition to examining the project’s features, I will also compare it with other leading new construction and resale condos in Sunny Isles and Miami.

      With over 15 years of experience selling real estate and having sold hundreds of new construction units, I know what to look for and which questions to ask. My familiarity with St. Regis’ location, finishes, and floor plans, coupled with my ability to compare them against the competition, allows me to provide you with an unbiased review.

      WHY WORK WITH US?


      1. Spacious Primary Residences

      The floor plans are thoughtfully designed, providing excellent flow and functionality. They cater to end-users with ample social areas, a den, and generously sized terraces (at least 12 feet deep). Many of the secondary bedrooms also boast ocean views. In the next section, we’ll explore how this condo enhances the successful Ritz Carlton in Sunny Isles Beach. The developer has refined certain features of the already well-planned Ritz Carlton layouts, which boosts our confidence in this new project. Notable improvements include deeper balconies and larger closet spaces. Additionally, the west-facing views are unobstructed, allowing residents to enjoy stunning vistas of both the ocean to the east and the Intracoastal to the west.

      Finding large units in Sunny Isles Beach or Miami is challenging, especially those exceeding 4,500 square feet. We are currently assisting several families searching for condos of that size but have struggled to locate suitable options. However, St. Regis Sunny Isles offers numerous residences that exceed 4,500 square feet, particularly on the 40th floor and above (the building consists of 62 stories). Many units can also be combined, with the entire 9th floor currently designated as a single residence for a family. Over ten families have opted to merge units, resulting in several very large residences within the building, which enhances its exclusivity and appeal to end-users over investors. Condos with a higher proportion of end-users tend to perform better over time, as they are more stable and less susceptible to shifts in the macroeconomic landscape.




       


      2. The St. Regis Brand

      Many buyers are drawn to this condominium due to its prestigious brand name. While this luxury Miami residence will not include a hotel component, it will benefit from the 5-star services associated with the St. Regis brand. In addition to the value of white-glove service, hospitality brands typically outperform non-branded towers, as illustrated in the table below that compares hospitality-branded projects to all of Miami’s condos, revealing a significant difference.

      In addition to the exceptional services and superior performance linked to the brand, St. Regis also mitigates the risk of ‘Value Engineering,’ a term often used to describe cost-cutting measures. With rising construction costs and many units already under contract, numerous developers are facing shrinking profit margins. However, luxury brand affiliations like St. Regis significantly reduce the likelihood of resorting to such measures. The brand’s strict standards ensure that only the highest quality is acceptable.

      3. Similarities to the Successful Ritz Carlton Residences in Sunny Isles Beach

      The Ritz Carlton Residences in Sunny Isles Beach share the same developer, Fortune International Group and Chateau, as well as the architect, Arquitectonica. The floor plans will closely resemble those of the Ritz Carlton, featuring corner units designed for flow-through layouts. Furthermore, the balconies will be deeper, and the closet space will be more generous. Essentially, this project represents an enhanced version of an already successful development that has been experiencing significant appreciation. I’ve encountered many buyers interested in this condo, but no one is willing to sell. When I reached out to nearly all owners, the response was consistently, “Sorry David, we love it too much; try again in a few years.”

      St. Regis will embrace a nautical theme with abundant wood accents, similar to the Ritz Carlton’s design. Designer Patricia Anastassiadis, who is renowned for her sophisticated and timeless approach, is at the helm of this project, although she did not design the Ritz.

      Located at the southern end of Sunny Isles, St. Regis will offer convenient access to Aventura Mall and I-95. Many residents opt for the less congested exit for I-95, situated just after Golden Beach.


      4. The Economics of St. Regis Sunny Isles Beach

      As of October 2024, prices at St. Regis in Sunny Isles average approximately $2,500 per square foot. This aligns with other ultra-luxury condos currently under construction on the beach, such as Perigon, Rivage, and Bentley.

      Screen 1 provides an overview of all new construction condos in Miami and their average prices. Screens 2 and 3 display the average resale prices per square foot for condos in Sunny Isles and Miami’s most luxurious resale properties. For these comparisons, I focused solely on properties priced at $4 million and above.

      St. Regis Sunny Isles is conveniently located at the southern end of Sunny Isles, offering easy access to Aventura Mall and I-95. Many residents prefer to take the less congested exit for I-95, situated just after Golden Beach.


      5. Who is this Condo NOT For?

      If you’re in the market for a small condominium, this isn’t the right choice for you. The units at St. Regis are large, with no smaller options available.

      Not all units offer a flow-through design. While this may not be a concern for everyone, some buyers do prefer this layout.

      The location at the southern end of Sunny Isles is convenient for accessing I-95, but it isn’t the most walkable area in Miami.

      Alternative Condos

      If you want to stay in Sunny Isles and prefer new construction, consider Bentley Residences.

      For those interested in a finished condo with a proven track record, options like the Ritz Carlton in Sunny Isles, Turnberry Ocean Club, or Estates at Acqualina may be ideal.

      If you prefer new construction in another neighborhood, check out Five Park or Perigon in Miami Beach. For an urban core experience, the Edition Residences or St. Regis Brickell are great options. Additionally, Vita at Grove Isle in Coconut Grove is another solid choice.


      6. Conclusions and Advice Regarding St. Regis Sunny Isles

      I genuinely believe that St. Regis is one of Miami’s premier projects right now and is poised to outperform all other condominiums. This development specifically appeals to buyers seeking spacious residences that offer the same functionality and advantages as a traditional single-family home. In my experience, the more a condo mimics the benefits of a house, the more likely it is to thrive.

      With an increasing number of buyers interested in larger condo residences, the availability of ultra-large units in Miami is extremely limited. Locating a generous 4-bedroom unit, particularly one over 3,500 square feet, is quite challenging. Only two new condo towers in Sunny Isles cater to this demand. Furthermore, many relocation buyers are looking for beachfront properties, yet only a few condos are currently under construction directly on the sand.

      Finally, the team behind St. Regis in Sunny Isles boasts an impressive track record, and this condo appears to be an enhanced version of the already successful Ritz Carlton.
