An In-Depth Look at The Continuum Club and Residences

In this detailed review of the Continuum Club and Residences, we will thoroughly explore the floor plans, views, pricing, and the North Bay Village neighborhood. We’ll compare The Continuum with other similar condominiums and examine the developer’s offerings. By the end of this article, you’ll understand what sets this project apart, why it deserves your attention, and which floor plans provide the best value.

With over 15 years of experience in real estate and a proven track record of successfully selling hundreds of new construction units, I have a keen eye for detail and a deep understanding of what makes a condominium truly exceptional. Additionally, I have personally invested in a unit in this project, along with nine of my clients.

Location of The Continuum Club and Residences

The residences are situated at 1755 JFK Causeway in North Bay Village, a small residential island nestled in the bay between Miami Proper and Miami Beach. The area is set for significant revitalization, with various commercial and residential redevelopment projects underway. Sunbeam Properties is transforming 13 acres in North Bay Village into a new mixed-use development. The Sunbeam North Bay Village project will include:

  • 1,936 residential units, with 6% designated for workforce housing.
  • A hotel, along with new restaurants, a grocery store, daycare facilities, and retail space, with 5% allocated for local merchants.
  • The continued operation of a WSVN satellite studio.
  • 1.25 acres of public space, featuring a dog park and access to Biscayne Bay.
  • Proposed ferry service, a first for North Bay Village.
  • A redeveloped boardwalk encircling the island.
  • A new community center and park.
  • Additional green space and recreational facilities, including soccer fields, pickleball, and tennis courts, developed in partnership with the Argentine Football Association (AFA).

The Developer

The developer of this project is Bruce Eichner, a prominent figure behind the original Continuum on South Beach, recognized as one of Miami’s most successful condominium developments. In the early 2000s, Bruce Eichner’s Continuum project helped establish the South of Fifth neighborhood as a sought-after destination. He specializes in identifying undervalued neighborhoods and enhancing their value. With this new project, he aims to replicate the success he achieved in South of Fifth. Eichner is confident in this area’s potential and is dedicated to elevating its profile.

The exceptional performance of the original Continuum Condo in South of Fifth remains a testament to his vision.

The Residences

The new Continuum project features 32 stories and 198 residences, offering a boutique living experience with options ranging from 1 to 3 bedrooms, including den configurations (850 to 4,000 SF). The property showcases a selection of bay loft residences, many of which have already been sold. These bay lofts feature impressive ceiling heights between 11 and 14 feet, enhancing the waterfront living experience.

Starting at $1,100 per square foot, 1-bedroom plus den units with waterfront views and southern exposure are available for under $1.5 million, while 2-bedroom units begin at $1.7 million. Ceiling heights reach 9 feet up to the 24th floor and rise to 10 feet and higher thereafter. The property offers exceptional amenities, making it a compelling option for budget-conscious buyers.

The brand-new Continuum project boasts 300 feet of waterfront, providing breathtaking views of the water and city from every unit. With direct access to the bay, beach, and mainland, it promotes a vibrant sense of community.

The Resort-Style Experience

Eichner’s developments are celebrated for their resort-style amenities. This new Continuum project boasts 60,000 square feet dedicated to amenities and features a publicly accessible restaurant—the only amenity available to non-residents. The offerings include pickleball courts, pet parks, two swimming pools, a state-of-the-art fitness center, a yoga studio, a spa, a sauna, a fitness lounge, and a splash pad for children. Additionally, residents can enjoy a sunset dining pavilion and a zen garden, creating a five-star hotel experience without the need for an actual hotel.
