        For us, the lower penthouse at Pagani Residences stands out for exactly that reason.         What Is Pagani Residences?

        Pagani Residences is a boutique condominium currently under construction on Harbor Island in North Bay Village, positioned between Miami Beach and mainland Miami. The building will contain just 70 residences, with only four residences per floor. That creates an important advantage: every home benefits from a corner-style orientation and significantly more exposure than you typically find in larger luxury developments.

        Construction is already underway, which also gives buyers more visibility than they would have with a purely pre-construction concept.  The location is another major part of the story. Residents are surrounded by Biscayne Bay, with Miami Beach just minutes away and views extending toward downtown, the bay, and the Atlantic. At the same time, Harbor Island offers a quieter residential environment than many of Miami’s established beachfront neighborhoods.  The arrival of major luxury developments, including Continuum and a Ritz-Carlton-branded project, further reinforces the direction in which North Bay Village is heading.

        What Makes This Penthouse Different?

        The numbers are impressive, but the floor plan is where this residence becomes particularly interesting.  The lower penthouse occupies approximately half of the floor, allowing the terraces to wrap around the residence rather than being limited to one side. More importantly, the views are not reserved for the living room. All four bedrooms have meaningful water or skyline exposure. That matters at this level.

        Many luxury condos offer impressive views from one primary entertaining space while bedrooms and secondary areas face neighboring buildings or less desirable exposures. Here, the orientation allows the views to become part of the experience throughout the residence.

         

        How Does Pagani Compare With Other Miami Luxury Condos?

        This is one of the biggest reasons Pagani made our top 10 list. At approximately $2,800–$3,000 per square foot, the lower penthouse is positioned below many comparable boutique luxury properties on Miami Beach. Across Pagani Residences, publicly available pricing indicates an average asking price of approximately $2,100/SF, with residences beginning around $3.7 million. That places the development in a relatively accessible position within the luxury new construction segment. For a buyer comparing a beachfront address with a waterfront residence in North Bay Village, the difference can be significant. You may be able to acquire substantially more interior space, broader views and greater privacy while paying considerably less per square foot than you would for a comparable residence on the sand. For buyers focused on both lifestyle and long-term value, that pricing differential deserves attention.

        Why the Pagani Name Matters

        We are not automatically convinced by branded residences. A recognizable name does not necessarily translate into better construction, better materials, or better long-term value. In some developments, the brand is primarily a marketing tool. Pagani Residences is different in that respect. We have had the opportunity to meet directly with Mr. Pagani and have seen firsthand the level of involvement behind the project. The attention to craftsmanship extends well beyond the branding. Details such as Listone Giordano wood flooring and custom inlays reflect the same philosophy associated with the Pagani automotive brand: precision, customization and an obsession with the smallest details. The appeal is not simply owning a residence carrying the Pagani name. It is experiencing the level of craftsmanship that comes with it.



        Amenities and Lifestyle

        Ownership at Pagani also extends beyond the residence itself. Residents will have access to beach clubs in Surfside and South of Fifth, while nearby marinas provide convenient access to the water. North Bay Village itself is undergoing a broader transformation. Planned infrastructure and improvements, including a proposed Harbor Island boardwalk, could further strengthen the area’s appeal as surrounding developments come online. At the same time, residents remain close to the restaurants, shopping and entertainment of Miami Beach and mainland Miami without having to live directly in the middle of the density. That balance is becoming increasingly difficult to find.

        The Long-Term Case for North Bay Village

        When we evaluate a luxury condo as an investment, the building itself is only part of the equation. The trajectory of the neighborhood matters just as much. North Bay Village has historically been less developed than its location would suggest. It sits between two highly established markets—Miami Beach and mainland Miami—yet has retained a relatively low-density residential character. That creates an interesting setup.

        Major developers are now committing substantial capital to the area, including Continuum’s expansion and the arrival of Ritz-Carlton-branded residences. Those projects do not guarantee appreciation, but they are meaningful indicators that sophisticated developers see long-term potential in the location. For someone considering a five- to ten-year ownership horizon, Pagani offers three particularly interesting characteristics:

        • Limited supply: only 70 residences
        • Neighborhood transformation: significant investment is coming into North Bay Village
        • Pricing advantage: a meaningful discount to comparable luxury beachfront properties

        That combination is difficult to replicate in Miami’s more established luxury markets.

        Who Is the Pagani Lower Penthouse For?

        This residence is particularly well suited to the buyer who has experienced Miami Beach but wants more space, privacy and tranquility without giving up the water.

        It can work as a primary residence, a long-term investment or a legacy property intended to remain in the family for years.
