        Pier Sixty-Six: What’s Next

        A First Look at Phase Two of Fort Lauderdale’s Most Iconic Waterfront Development

        There’s one project that keeps coming up in nearly every serious conversation I’m having about Fort Lauderdale new construction right now—and it’s not because of the marketing. It’s because of what’s actually happening on the ground.

        Pier Sixty-Six has completed its billion-dollar transformation under Tavistock Development Company, bringing a full luxury resort, a reimagined superyacht marina, private residences, a dozen restaurants, and the restored rotating Pier Top—the tower designated a historic landmark by the City of Fort Lauderdale in 2024.

        That was Phase One. Now, Tavistock has filed plans for Phase Two. And if you’re considering buying at Pier Sixty-Six—or anywhere in the surrounding area—what comes next is worth understanding. Here’s a closer look at what’s proposed, what has already been delivered, and what today’s opportunity could look like for buyers.

        Phase Two, By the Numbers

        Tavistock is planning four new residential towers across roughly eight acres of the Pier Sixty-Six campus east of the 17th Street Causeway Bridge. These parcels have always been part of the larger property but remained undeveloped until now. Each tower is planned at 23 stories and approximately 270 feet tall, with a combined 339 owner-occupied residences. There are no hotel rooms or short-term rental units planned—Phase Two is entirely residential.

        The eight-acre expansion is divided between two parcels. Building A will occupy the 1.4-acre parcel north of the causeway and include 101 residences. On the 6.6-acre parcel to the south, Buildings B, C, and D will add 90, 75, and 73 residences, respectively. A key part of the design is the emphasis on views. Every residence is planned with a waterfront outlook, while the towers are positioned and shaped to shift and taper across the site, creating view corridors rather than simply forming a wall of buildings. The ground level of each tower will incorporate retail and dining, with office space above. Plans also call for a grocery store—a practical addition for an area that has long lacked convenient everyday shopping. The design team includes 10 Design as lead architect and EDSA for landscape and land planning, alongside Flynn Engineering for civil engineering and Moffatt & Nichol for marine engineering. The architecture also draws from Pier Sixty-Six’s history. The original 1960s hotel and its iconic rotating Pier Top lounge helped influence the design language of the new towers, creating a visual connection between the property’s past and its next chapter.

         

        The Water Is the Whole Point

        The most compelling part of Phase Two may not be the towers themselves, but what Tavistock is creating between them. On the southern portion of the site, roughly one acre is planned to become a new water basin, expanding the navigable waterfront and bringing the development even closer to the water. Surrounding it will be a waterfront promenade stretching nearly 1.5 miles, connecting the original Pier Sixty-Six property on the north side with the southern parcels near Harbour Inlet. There’s also a more ambitious public-space component. Tavistock is working with the City of Fort Lauderdale and the Florida Department of Transportation on plans to activate the area beneath the 17th Street Bridge, transforming what is currently underused space into a public gathering area and creating a more seamless connection between the north and south sides of the campus. The environmental details are equally notable. Plans include native, drought-tolerant landscaping, turtle-friendly amber lighting designed to reduce disruption to nesting sea turtles, and a 3D-printed coral reef within the marina intended to restore habitat along the seawall for native marine life.

        For buyers, the bigger takeaway is that Phase Two isn’t simply another condo development being added to the neighborhood. It is the next step in a larger master plan. That vision dates back to 2018, when Tavistock and the City established a development agreement that brought the north and south portions of the 32-acre Pier Sixty-Six property under one long-term plan.

         

        What You Can Actually Buy Today at Pier Sixty-Six Phase One

        While Phase Two moves through planning and entitlement—a process that can take time—Phase One is already complete, significantly sold down, and still offers a limited amount of inventory. About 65% of the released Phase One inventory has sold. That leaves seven Resort Residences, eight Azul residences, and roughly half of the Indigo collection still available. For buyers who want to be part of Pier Sixty-Six today, this is the broadest selection they’re likely to see—and it’s getting smaller. There’s an important reason Indigo has more availability than the other two collections. It’s simply the newest release, not a weaker product or less desirable location. Resort Residences and Azul launched in fall 2022, while Indigo came to market in October 2023, roughly a year later. It was also the last collection to be delivered, receiving its certificate of occupancy in September 2025. In other words, being roughly 50% sold in the newest and most recently delivered collection is consistent with a normal absorption timeline—not necessarily a sign of weaker demand.

        The Resort Residences range from two to four bedrooms and approximately 1,645 to more than 3,800 square feet. They’re also the only Phase One residences eligible for Pier Sixty-Six’s rental management program, which may matter to buyers looking for greater flexibility around rental income. Azul and Indigo offer private terrace plunge pools and a high level of finish, including Italian cabinetry, Sub-Zero refrigeration and wine storage, Wolf appliances, Grohe fixtures, Kohler smart toilets, and included flooring. Across Azul and Indigo, blended pricing is currently around $2,000 per square foot—a figure that looks increasingly compelling when you consider how much of the larger Pier Sixty-Six experience is already operational today.

         

        Living With the Marina as Your Backyard

        At Pier Sixty-Six, the marina is more than a backdrop—it’s a core part of the ownership experience. The 5,000-linear-foot marina features 164 slips, no bridge restrictions, and high-speed in-slip fueling, with the capacity to accommodate vessels up to 400 feet. Owners also receive preferred slip rates along with discounts on fuel and provisioning. For serious boaters, that’s not simply an amenity—it’s infrastructure. And the waterfront experience goes beyond boating. The property recently introduced a floating pickleball court positioned directly inside the marina, with open water on all sides and superyachts providing the backdrop. Owners and hotel guests also have access to a 13,000-square-foot spa, while the broader resort offers a dozen restaurants, a multi-level pool deck with a VIP pool and private cabanas, a separate adults-only pool, a fitness center, and a Pilates studio.

        Then there’s the private Club, an invitation-only experience where Pier Sixty-Six owners have access as founding members. The result is a property where the marina, resort, dining, wellness, and social amenities function less like individual perks and more like one integrated waterfront lifestyle.



        Why Pier Sixty-Six

        Pier Sixty-Six has something most new construction can’t manufacture: history.For more than 60 years, the property has been part of Fort Lauderdale’s waterfront identity. The Pier Top has hosted celebrations since the original tower was the city’s tallest building, and generations of captains have used the marina as a base for their yachts. Tavistock’s Phase One was never just about creating another luxury resort. The developer invested in transforming the entire campus—and only after delivering that vision did it move forward with plans for the next chapter. That matters because Phase Two isn’t a standalone development. It’s the continuation of a much larger waterfront plan.

        If you’re considering one of the remaining Phase One residences or thinking about positioning early for Phase Two, the developer’s materials will tell you what’s being built. They won’t tell you how the property is actually trading, which residences are attracting buyers, where pricing is holding, or where the negotiating leverage may be in a pre-construction purchase. That’s where local market knowledge makes a difference.
